4354 Park Avenue was one of the more complex properties within the transitional housing initiative, requiring a higher level of strategic planning and creative problem-solving. The existing layout limited functionality and made it difficult to attract tenants under traditional leasing conditions.

Prelist Studio approached the project with an adaptive design strategy, reconfiguring the space by merging two units to create a larger, more open environment. This allowed for improved circulation, greater flexibility, and a more livable layout tailored to the needs of future residents.

As part of the broader transitional housing initiative, focused on transforming underutilized properties into clean, modern, and thoughtfully designed living environments, this project played a key role in demonstrating how strategic design can unlock both social and financial value.

Through this repositioning, the property evolved from a struggling rental into a high-performing asset within the initiative, contributing to a model that aims to set a new standard for well-designed, supportive housing in New York City.
