183 Shepherd Avenue represents the first property to undergo full renovation as part of a broader transitional housing initiative, an effort focused on converting underutilized residential assets into thoughtfully designed, high-quality living environments for individuals in need of structured, supportive housing. The initiative emphasizes not only functionality, but also dignity, comfort, and long-term livability for residents.
Prelist Studio partnered closely with the developer to help establish the design foundation for this model. Our role centered on translating operational requirements into a cohesive residential layout, balancing increased bedroom capacity with comfortable living conditions, while integrating essential spaces for staff and support services.
We developed redesigned floor plans, renderings, and staging concepts to visualize the transformation and guide both construction and investor alignment. As the first project within the initiative to undergo full renovation, 183 Shepherd served as a benchmark for future properties within the portfolio.
The property is currently in development, with an estimated timeline for occupancy beginning in July 2026, marking a key milestone in bringing this initiative to life.
