1407 Pacific Street is a fully renovated three-family property repositioned as part of a developer-led initiative to convert residential assets into high-end transitional housing. As one of the first projects in this portfolio shift, the property required a clear vision that balanced operational efficiency with livable, well-designed spaces.

Prelist Studio worked closely with the developer to reimagine the layout, redesigning the floor plans into a double-duplex configuration that maximized bedroom count while maintaining comfortable proportions and functional flow. The design also incorporated dedicated medical offices and staff areas to support the operational needs of the program.

Beyond planning, we developed detailed renderings, virtual staging, and presentation materials to help communicate the concept to potential investors. Our work translated a complex operational model into a clear, visual narrative, demonstrating how the property would function and perform within the broader transitional housing initiative.

By aligning design strategy with investment goals, we helped position the project as both a viable and scalable opportunity within the developer's portfolio.
