1346 Prospect Avenue is a multi-unit property where the owner sought to lease units independently but faced challenges generating interest due to limited marketing and outdated conditions. Without relying on a traditional brokerage, the owner turned to Prelist Studio to improve both presentation and positioning.
We approached the project with a targeted rental strategy, combining visual enhancement with practical upgrades. After assessing the unit, we identified key areas impacting tenant perception, including an outdated kitchen and windows. We recommended and incorporated selective improvements such as updating cabinet hardware, replacing worn cabinetry elements, adding a proper kitchen hood, and upgrading windows to improve both aesthetics and functionality.
Alongside these updates, we provided professional photography, virtual staging, and renderings to elevate the listing's visual appeal. We also rewrote the full rental description to better highlight the unit's strengths and attract qualified tenants.
With a cohesive presentation and strategic improvements in place, the property secured the right tenants within weeks, demonstrating how thoughtful updates and strong marketing can significantly improve performance, even in challenging conditions.
